Contributors to the article

"Khrushchevs" are the first mass-built houses with small apartments, low ceilings and poor sound insulation. They were actively built from the 60s to the 90s of the last century throughout the country, and many Russian families at that time acquired their own housing for the first time.

Those who live in these small apartments today, for example, with an area of 43 sq. m, are increasingly asking the question: how to draw up a design project for a two-room "Khrushchev"? And what interior design ideas are there?

Features of the layout

"Khrushchev" is easily recognizable among other apartments by its characteristic features, for example, wide double-leaf windows in the shape of a square. Or the small windows at the edge of the end panel in the kitchen.

What else distinguishes this type of apartment from the same "Stalin" and other options:

  • The presence of a walk-through room.
  • Small kitchen - from 4-5 to 6 sq. m.

  • Combined bathroom: toilet and bathroom are in the same room. The Khrushchev bathroom is usually so small that it does not fit a standard bathroom with a length of 150-180 cm.
  • In the "Khrushchev" kitchens, hostesses cook on gas stoves.
  • Many apartments have a balcony and a storage room, the latter being the same size as an ordinary room in this type of house. There is no balcony only in the apartments located on the first floor of the building.

If we talk about the house in general terms, then it has centralized heating, there is no garbage chute and an elevator. Such buildings usually have 5 or 7 floors, less often 9 or 3-4. According to the layout, all apartments in "Khrushchev" are facing one side, except for the corner ones - their windows are facing in the opposite direction overlooking the courtyard.

"Khrushchev", from the point of view of planning, has advantages and disadvantages, but it is impossible to judge them objectively.

Among the advantages of such apartments are:

  • The presence of a balcony and storage room.
  • Typical layout: small corridor and kitchen, two approximately identical rooms.
  • A walk-through room that often borders the kitchen and leads to a second room.
  • A combined bathroom is another plus. It saves space in the apartment.

The disadvantages of the "Khrushchev" apartment include:

  • low noise insulation or too thin walls;
  • low ceilings - only 2.55 meters (some buildings have 2.70 meters ceilings);
  • a cramped hallway or its literal absence;
  • a small area of the apartment as a whole: a standard kopeck piece in a "Khrushchev" apartment has an area of no more than 43, 44, 46 square meters;

  • a small area of the room - a bedroom or a nursery;
  • lack of a balcony on the first floor - there are practically no "Khrushchevs" with a loggia on the first floor;
  • a walk-through kitchen that matches the living room and is so small that a gas stove and a short worktop are placed on it from the equipment.

"Khrushchev" can be located in a brick or large-panel house.

"Dvushki" may differ insignificantly in area and layout:

  • "Book" called Khrushchev with consecutive rooms - a kitchen, a living room, a bedroom and a total area of 42-43 sq. m.
  • "Tram"- a two-room apartment with an area of almost 47 sq. m and adjoining rooms, one of which is a corner one.

  • "Improved"- a layout without a walk-through room, a separate bathroom and a tiny kitchen. The total area of such an apartment is usually 43-45 sq. meters.
  • "Butterfly"- an apartment with a kitchen in the middle and two rooms along its edges. The area of such a "Khrushchev" is usually 46 square meters. meters. It has a separate bathroom practically in the kitchen.

The "book" layout is good in that it has adjoining rooms that can be easily combined into one or the whole apartment - into a full-fledged studio. However, the disadvantage of this layout is that whatever the redevelopment, one of the rooms will remain a walk-through. Only if you do not put a partition and create a corridor leading to the next room.

Regardless of the "native" layout, "Khrushchev" can be changed and made functional - to combine rooms or increase the space of one of them.

Redevelopment options

The big advantage of the "Khrushchev" apartment is that it is easy to re-plan: "move" the walls or combine rooms to create more space. At least visually. Internal walls or partitions in the "Khrushchev" are not load-bearing, which means that they can be removed and the space of the room changed in agreement with government agencies.

Redevelopment of "Khrushchev" begins not only with the desire of the owner to remake it, but also with the receipt of permission for this procedure from the state. It is easy to get it, provided that the living rooms and the kitchen remain in their places, only the location of the walls themselves will change. After the state gives the go-ahead to change the configuration of space, you can begin.

Option number 1

All "Khrushchevs" have small kitchens and bathrooms. One of the solutions that redevelopment can give is an increase in the area of \ u200b \ u200bthe kitchen. Owners often remove the wall between the kitchen and the adjacent room (usually it is a walk-through) and create modern kitchen-living rooms.

Classic "Khrushchev" kitchen 5 sq. m becomes a spacious living room with a cooking area with a total area of up to 23 squares, if the passage room is completely given over to the hall.

Such an apartment can be called a euro "odnushka": housing with an isolated full bedroom and a spacious kitchen-living room. The resulting "odnushka" is attractive in that it becomes more spacious - the "extra" wall disappears, additional space is freed up for furniture.

Option number 2

A modest "kopeck piece" can be turned into a full-fledged studio if the internal partitions are completely removed. Except for the bathroom - bath and toilet, these two rooms need isolation.

Modern studio can be zoned- divide into functional areas using partitions or cosmetic repair... Owners often use these two combinations: they create artificial thin walls between the sleeping area and the sitting area - the living room. They "play" with the tint of the walls and the floor material: tiles are laid in the corridor and in the kitchen, laminate in the living room and bedroom. This technique not only divides the space, but also visually expands it.

A studio apartment is suitable for a young family without children or a couple who prefers one large area together with small but isolated rooms. However, such a redevelopment will not work for a family with at least one child.

Option number 3

The next variant of redevelopment "Khrushchev" implies the transfer of walls and the preservation of 2 isolated rooms. For example, you can expand the kitchen area from 5 squares to 15 squares (more or less, depending on the area of the apartment and the location of the rooms). To do this, you will have to demolish the existing wall and build a new one in a new place, moving its boundaries.

Option number 4

The "improved" layout of the 2-room "Khrushchev" can be made even more functional by combining the kitchen with a walk-through room and dividing the larger room in half. Such a redevelopment is suitable for a family with one child who loves to receive guests. And so there will be a place to stay - in a spacious hall with a dining table.

Zoning

Regardless of how large-scale the redevelopment was in the "Khrushchev", it is still possible and necessary to use zoning techniques.

Zoning the kitchen-living room

If the walk-through room and the kitchen have become a single space, it's time to divide it - visually. Set up a classic kitchen in the cooking area. If the width of the wall along which the cooking zone will be located is not enough, extend it to a perpendicular wall and put it in a rack.

Thus, the rack will divide two functional areas both visually and realistically.

If the area of the kitchen-living room remains small even after planning, a full dining table can be replaced with a countertop. You can separate the cooking area from the living room with a sofa, if you install it with its back to the wall along which the countertop with an oven and a stove stretches. Or place between them a thin partition made of metal, glass, wood. Install a rack with shelves to the ceiling. Or you can even leave this venture altogether, and visually divide the kitchen-living room with the color and texture of the finishing materials.

A good solution is to put in the cooking area floor tiles , in the living room - laminate or parquet. The floor texture will already divide the two combined rooms, even if the color of the walls is the same.

Living room zoning

If during the redevelopment of the "Khrushchev" the number of rooms remained the same, and it was decided to give one of them as a living room-bedroom, then one cannot do without zoning. Let's say a family with children lives in such an apartment; the children were given a larger room, and the parents were accommodated in the living room.

One solution is to divide the room with a thin partition., "Hide" the double bed from prying eyes in the back of the room, by the window. In the area closer to the door, place small sofa and a dressing table, TV and storage elements to hang on the wall, thereby saving free space for movement.

To get even more space in the "Khrushchev", instead of a bed, you can choose a folding sofa and leave the room unchanged. During the day it will be a living room and receive guests, at night it will become a full-fledged bedroom with a disassembled sofa instead of a bed.

If parents are not ready to sacrifice a full bed in the name of preserving free space, they will especially like this next solution. A fold-out bed can be installed in a small-sized living room-bedroom, which "stows away" in the wall during the day, and "reclines" in the evening, and forms a full-fledged sleeping place.

Popular styles

The choice of interior design for a small-sized "Khrushchev" - another "head" pain for the owner.

High tech

Modern interior solution, which is based on technological innovations, high functionality and prestige in the current interpretation. High-tech is characterized by plastic, glass and metal - in the material of furniture and decoration. If we talk about colors, then they are calm muted and monochromatic - white, black, all shades of beige and gray.

This interior style uses false ceiling, but in "Khrushchev" it may be out of place - the ceilings in the apartment are already low, and such a design will make them even lower.

It is better to pay special attention to the walls. Turn one of them into an accent one: finish with plastic, wood, stone or other panels. The accent will be created by contrasting wallpapers, but not colorful ones - they are useless in hi-tech.

Scandinavian

Think of an Ikea store with rational and, at first glance, simple options furnishings. This is the Scandinavian style. It is distinguished by its environmental friendliness - materials of furniture and decoration, practicality - by many mounted and multifunctional storage structures.

The Scandinavian interior is dominated by light shades - white and beige, gray and brown. The emphasis is often on details - textiles and accessories.

Empire style

Luxurious style in the interior, which is characterized by large areas of both rooms and windows, doors, high ceilings. Empire style is unlikely to be suitable for the design of "Khrushchev", but some of its elements can be brought into the decoration of your home. For example, ornaments: in the upholstery of furniture or on the facades of the kitchen, in textiles or on the wall, but only one. An accent wall with royal-style patterns will be appropriate in a classic interior, which we will talk about next.

Classical

Classics are appropriate for "Khrushchev" - laconic wood furniture with elements natural stone, discreet shades and textiles in a single range. A classic interior is not only beautiful, but also practical.

Tall wardrobes can be installed in a small bedroom or Khrushchev hallway- up to the ceiling, with facades in the color of the walls. They will not overload the already tight space and will accommodate the maximum possible. If we talk about the color of furniture facades, give preference to light shades - beige, white, light brown, gray, olive. Dark colors save for details - frames, chair frames, and a small bookcase or shelving unit if there is room for it.

Stucco molding is characteristic of a real classic interior. But in "Khrushchevs" it is unlikely to be appropriate. Maximum - ceiling plinth and provided that the ceiling in the house is not less than 2.70 m.

Country

It is dominated by natural shades - brown, green, olive, yellow.

It can be a kind of French Provence with aged furniture or the American direction - comfortable furniture, an abundance of natural materials in the decoration.

Room decoration

The standard decoration of rooms in "Khrushchev" is a European renovation with functional cabinet furniture. Regardless of whether it will be an economy-class renovation or an expensive designer one, making a small-sized apartment stylish is simple - just choose a single style for all rooms in the house.

  • Kitchen. In a standard "Khrushchev" kitchen of 5-6 squares only a kitchen set will fit. To make it even more functional, choose wall-to-ceiling cabinets to accommodate more crockery and kitchen utensils.

  • If the kitchen and living room occupy the same room, then this is a great opportunity to make the interior even more stylish. The first rule is a uniform style and a uniform color scheme for the room. Light shades of walls and furniture will visually make it more spacious and lighter, and will be especially useful if the ceilings in the house are low - 2.55 m.

Provence is especially suitable for a modest kitchen-living room - country style with an abundance of wooden elements. The light wood fronts of the kitchen can be combined with the dining table in shade and material. The overall opulent chandelier, the stonework in the cooking area and the checkered textiles add contrast.

  • Bedroom. The area of an ordinary "Khrushchev" bedroom can vary - from 8-9 to 19 square meters. m. If the room is small, but isolated, it is worth placing a full bed in it. Adequate sleep is more important than any interior frenzy, so choose a bed instead of a sofa.

Storage space can be organized along one of the walls or in a niche of the room - install a wardrobe to the ceiling. Even in a modest bedroom of 9 squares there is room for a double bed and a wall-to-wall wardrobe. The dressing table can be replaced with a functional headboard or hanging shelves overhead or on the sides.

  • Children's. The largest room is usually assigned to it. To save free space in the nursery, do not neglect wall cabinets - they are convenient for storing those things that are rarely used.

Required element nursery - bed: full, design bed or ottoman. And a wardrobe, preferably a wardrobe, so that the child can find his things on his own. For the nursery, choose calm shades, leave bright ones for accents - interior details or toys.

If two children are accommodated in one room, then choose a bunk bed: it will save space for games and activities, and maybe other furniture - writing desk, shelving for books and toys.

Often, repairs and redevelopment in "Khrushchevs" unfold at a time when it becomes impossible to live in an apartment: communications, floors and walls are worn out. The latter may not tolerate cosmetic repairs, and the idea of redevelopment arises.

  • Don't be afraid of redevelopment. It will allow you to increase the space of the corridor or bathroom, if you donate 2-3 squares of another part of the apartment - one of the living rooms or the kitchen. With the help of redevelopment, it is easy to enlarge the kitchen if you combine it with a walk-through room. Or keep two isolated rooms, but reduce the area of one of them for the sake of the kitchen.

The times when apartments were handed out for free are gone forever. And not so long ago, when the country began to recover after the war, in the era of large-panel housing construction, starting in 1955, they tried to provide housing, if not all, then many. Of course, these apartments, which in the common people casually call "Khrushchevs", are far from perfect: too thin and uneven walls, low ceilings, inconvenient layout, sound and thermal insulation is not up to the mark. But they built it quickly, and the Khrushchevs fulfilled their task in full.

In just 9 years, a quarter of the country's population has been provided with housing. And to this day, the Khrushchevs make up a significant part of the housing stock. They give way to new houses only in the central districts of the capital and other large cities, in the provinces, the Khrushchevs will stand for a long time. Their resource, which was previously 50 years old, was revised and increased to 150 years, subject to major overhauls. So it makes sense to think over the design of the Khrushchev and make overhaul certainly there is.

Yes, in Soviet times, such apartments were also welcome: let it be housing with only 1 room, and even that one is small, but it has its own. The norms of living space were calculated not for reasons of comfort, but taking into account only the necessary minimum for human physiology. Now, when needs have changed, the owners of the Khrushchev houses want to somehow transform their homes in order to achieve comfort and functionality.

The design options for Khrushchev are actually not so few, especially if they provide for redevelopment, for example, dividing one inconvenient room into 2 rooms that perform different tasks, or expanding narrow and small rooms due to walk-through zones. Some options are more successful, some less, but one thing is for sure, even an apartment of such a small area with low ceilings can become modern housing.

Redevelopment

Perhaps an interesting design in Khrushchev can only be created if competent redevelopment is carried out. Apartments do not differ in large area, but their significant drawback is that the rooms are often narrow, uncomfortable, with a walk-through area, non-functional corridors. This problem can be eradicated only by resorting to redevelopment.

Khrushchev buildings were built according to designs of several standard series. They differ quite slightly from each other, but they have one thing in common - a small area:

  • One-room apartments - 29-33 m 2,
  • Two-room apartments - 30-46 m 2,
  • Three-room apartments - 55–58 m 2.

When drawing up a redevelopment project, it will be necessary to solve a number of problems. One of the problems will be associated with the legalization of redevelopment, since not every design "flight of imagination" can be implemented legally. First you need to get permission for redevelopment.

The first difficulty may arise with the definition load-bearing walls... Fortunately, in almost all Khrushchev buildings, intra-apartment partitions do not perform a load-bearing function, but only divide the space of an apartment into rooms, so they can be easily demolished by making major repairs. However, there are exceptions, in panel Khrushchevs you can also find load-bearing walls inside the apartment. Just in case, I must say how to determine the load-bearing wall in the apartment:

  • According to the plan of the apartment. You can get this kind of document at the BTI. You will be provided with a typical apartment plan with the designation of load-bearing walls and partitions.
  • Visually:
    • The load-bearing wall will be thicker than the partition. In Khrushchev, the thickness of the load-bearing wall will be at least 12 cm without finishing.
    • Interfloor ceilings will always be supported by load-bearing walls.

If the wall is still bearing, then the opening will need to be strengthened with metal or wooden supports. Redevelopment, providing for the partial dismantling of the bearing wall, can be carried out only with the permission of the housing inspectorate, strictly observing the approved project.

Even if the bearing walls are not involved in the redevelopment, a number of problems may arise. For example, if the redevelopment is associated with the expansion of the "wet zone". According to the law, the bathroom and toilet can only be expanded by non-residential premises, i.e. corridor, kitchen or pantry. The only exception is for residents of the first floors, these restrictions do not apply there.

In Khrushchev houses, there is often a small, little functional corridor connecting the hallway and the kitchen, due to which it would be convenient to expand the bathroom. Here it is on the diagram:

In fact, this is a corridor, but on the plans this site is designated as a residential area, so it remains either to put up with this, or to act in two stages: first, separate this area with a partition and arrange the redevelopment of the living space into a corridor, then get permission for another redevelopment - expansion bathroom and to draw up documents in accordance with all the rules. Those. you will first have to draw up a redevelopment of this type:

By the way, increasing the bathroom due to the passage will require additional waterproofing.

If it is planned to combine the kitchen and living room in order to create a spacious living-dining area, then here you can face another limitation: combining living space with a kitchen, if available gas stove is not allowed. There are two ways out: change the stove to an electric one, or install a light sliding partition (after the commission arrives, it can be dismantled).

It is worth thinking about solving a number of other issues, which are discussed below.

Warming... Since the insulation in Khrushchev houses is insufficient - it is hot in summer, cold in winter, walls in corner apartments often freeze through - the thermal insulation of the walls should be strengthened. And internal insulation in Khrushchev, it is not applicable, since the implementation of this method leads to a displacement of the dew point inside the walls. As a result, the walls begin to collapse, especially the brick ones. Insulation available with sheathing outer walls with polystyrene plates or with lathing and mineral wool on the first floors of the building.

Glazing replacement... Old wooden windows it is advisable to replace it with new plastic ones. Here you will have to face some difficulties. Firstly, in some Khrushchev (panel) houses there are no window sills, and secondly, the window opening is likely to be uneven. If you contact a company with experience, then there will be no problems with installing a window, since the experience in replacing windows in Khrushchev buildings has been accumulated. There are a few things to think about carefully:

  • how wide the window sill will be,
  • how to insulate a window.

Usually they try to make the windowsill wider so that there is room for indoor plants. In Khrushchev, where initially there were no window sills, this should be avoided. On the one hand, the support area for a wide window sill is insufficient, which means that the structure will be very unstable, on the other hand, a wide window sill will cause a violation of heat transfer. By the way, the plaster slopes must be completely dismantled.

Redevelopment ideas

So, the main problems of redevelopment and repair in Khrushchev are outlined. Now about the specific ideas for redevelopment.

One-room Khrushchev

It would seem that you can come up with a one-room Khrushchev building as the initial data? It turns out that it is possible to enlarge the bathroom and make a separate bedroom, at least to make the redevelopment more convenient is quite possible.

The typical layout of a one-room apartment in Khrushchev is a corridor leading to the kitchen and an "arch" to the living room. In some series, the "arch" was built up, and the passage to the room was located directly opposite front door... Sometimes the project included a storage room. In the corner apartments, there was another window on the long wall of the living room.

Redevelopment option Redevelopment description

This is a redevelopment option, where the "arch" is built up and turns into a regular doorway, the functionality of the living room in this case increases, since along the wall that has increased in length, you can put, for example, a sofa. The door to the toilet is also transferred, due to the rounding of the space, the hallway becomes more spacious. Now it can comfortably accommodate corner cupboard... The kitchen remains unchanged.

Here you can see that all are completely demolished interior partitions, including the partitions of the bathroom. The space is completely rebuilt. The bathroom is expanded by a corridor, now there is enough space to install a washing machine. The sink, by the way, is transferred to the opposite wall, which will require a sewer supply. The partition between the living room and the kitchen is dismantled, the wall between the bathroom and the kitchen is lengthened by building up the old doorway: a full-fledged kitchen set can be placed. The disadvantage of redevelopment is that the area of the hallway is reduced, but it is now convenient to place a wardrobe in the living room, especially since there is a place for a hanger and shelves for shoes in the hallway.

Another option for transforming space through a passage. In this case, the orientation of the bathroom changes - it slightly increases in area, but the main emphasis is on increasing the area of the kitchen. It is partially combined with the living room due to a wide opening in which sliding partitions can be installed.

Here a lot of attention has been paid to storage places, and there is also a place for a double bed, it is in no way separated from the living room area, but is located in a cozy nook. The kitchen is combined with the living room, a separate niche for the refrigerator is arranged. You can beat the kitchen, living room and sleeping areas using design. Pay attention to the bathroom. The entrance to it is transferred from the hallway to the passage, due to which the door is removed from the narrow hallway. Replacing the bathtub with a shower stall allows you to relieve space and install a washing machine.

In this version, due to the transfer of the doorway to the kitchen, the bathroom has been expanded, or rather the bath area, part of the wall is beveled, resulting in a full-fledged doorway to the living room. The kitchen space is not substantially optimized.

Here the partition between the hallway and the living room has been demolished. There is a wardrobe on this place. Partly there is no partition between the living room and the kitchen. The bar counter acts as a space divider. By shifting the dining area from kitchen to living room, the kitchen has become much more spacious. The kitchen set in this version is located with the letter "L" and occupies not only a long wall, but also a wall with a window. Perhaps, it should be noted the lack of storage space and a small bathroom, which is not being rebuilt, but instead of a bath, a shower and a washing machine are installed.

Even such a small apartment as a one-room Khrushchev can be made two-room if necessary. For example, in this plan you can see that a bed and a bedside table have been placed in the far corner of the living room. The bedroom area is separated by a partial partition to allow natural light as the bedroom has no window. The kitchen and dining area are united by a single table top. Zoning has been carried out using flooring. There is storage space both in the hallway and in the living room.

V corner Khrushchevs, where there are two windows in the room, there are more redevelopment options, more precisely, from one room you can make two full-fledged bright rooms with natural light. This plan shows that the partition between the kitchen and the living room has been demolished, but a new partition has been erected, which now divides the room into two parts. The result is a great apartment with separate rooms: a living-dining room and a bedroom. The redevelopment does not affect the bathroom area.

This redevelopment option is similar to the previous one, but the entrance to the bedroom is from the living room. But in the bedroom you can order large wardrobe which will solve the storage space issue.

Two-room Khrushchev

The typical layout of a two-room Khrushchev gives more design opportunities, especially if all the walls in the apartment are not load-bearing.

In a typical two-room Khrushchev, you can significantly expand the bathroom through the passage, organize a spacious dining-living room. In addition, you can actually make a "three-ruble note" from a two-room apartment. There are three common typical layouts kopeck piece in Khrushchev, which was popularly called love: "book", "tram", "mini-improved".

Redevelopment option Redevelopment description

The partition between the room and the living room is simply being demolished. The space of the former passage is now divided between three rooms: an entrance hall, a bathroom and a kitchen. There is a wardrobe in the hallway, a washing machine in the bathroom, and a niche for a refrigerator in the kitchen. The doorway to the storeroom is built up. It turned into a dressing room with an entrance from the bedroom. The kitchen is combined with the living room.

A similar option. The difference is that in the hallway there is no niche for the wardrobe, and in the living room, opposite the front door, there is workplace... The entrance to the wardrobe is not from the bedroom, but from the living room, next to the workplace.

The redevelopment here mainly affected the kitchen and living room. The wall between the living room and the kitchen has been torn down and replaced with an island kitchen sink. Dinner Zone now in the living room: the dining table adjoins the sofa. Behind a sliding partition is a double bed, which has been fitted in by extending the wall between the hallway and the living room. From the bedroom area you can enter a spacious dressing room hidden behind a sliding door. The bedroom has become a nursery for two children.

The disadvantage of this redevelopment is immediately visible - it is too long and narrow corridor, but, nevertheless, this option has the right to exist. After all, it allows you to make separate rooms, expand the bathroom at the expense of the corridor, and allocate a storage area. Both the bedroom and the living-dining room are separated by partial partitions, which function as zoning space and highlight the recreation area.

In this version, a niche for a refrigerator and a wardrobe was made at the place of the passage. The partition between the kitchen and the living room is only partially removed in order to make a new entrance. The living room turned out to be dark, the light comes only thanks to transparent inserts in the partitions. But the new bedroom turned out to be very bright and with a balcony.

Such a redevelopment option is also possible. Part of the pantry and the bedroom become a common space with the living room, the partition between the living room and the hallway moves deeper into the room, the kitchen partition is dismantled. It turns out to be a very spacious living-dining room, a small bedroom and a full dressing room.

The kitchen and living room are not combined here, as in most of the previous options, but the bathroom also expands due to the passage. A partition in the bedroom divides the room into two bedrooms - one with a window, the other without. The wall is made in a zigzag pattern to leave space in both rooms for deep built-in wardrobes.

This option is similar to the previous one. The bedroom is also being rebuilt in such a way that two separate rooms are obtained from it, but the bathroom is not rebuilt, a dressing room and a place for a built-in wardrobe in the hallway are now located in the aisle. The partition between the living room and the hallway is moved further - a comfortable workplace is organized.

An interesting option is a diagonal redevelopment, as, for example, seen on this plan. Thanks to this approach, it was possible to fit a corner bath into the bathroom, to combine a washbasin and a washing machine under a common countertop. The kitchen is not expanding, but its design is changing significantly. First, the partition is demolished. The table is replaced by a bar counter. Secondly, the sink is transferred to the side of the wall with the window. The partition between the bedroom and the living room is moved to accommodate the built-in furniture. The highlight of the project is a dressing room, on the sides of which corner cabinets can be placed.

There is also a diagonal hallway. But the bedroom has been greatly expanded by the living room. In fact, it turns out a three-room apartment, but the living room is small and separated from the kitchen by a low partition.

A similar project, but the hallway is slightly larger. There is a niche for a wardrobe. The bathroom is enlarged.

Two-room Khrushchev on two sides. The rooms are adjacent. AND the main task make them separate. The door to the bathroom is moved from the narrow hallway, and by reducing the living room area, it is possible to allocate space for a storage room or dressing room. The bedroom is divided by a through rack, thanks to which the illumination does not decrease significantly, but the space is zoned into the bedroom and the living room. Instead of the former living room, there is now a children's room.

Three bedroom apartment

In a three-room Khrushchev, redevelopment tasks are also reduced to solving the problem of adjacent rooms and their small area.

The typical layout of a three-room apartment includes a small kitchen and a walk-through living room, from which there is an entrance to the bedroom, one bedroom is separate. This can be a book-type layout:

Or "tram" layout:

Redevelopment options Redevelopment description

This plan shows that the entrance to the bathroom has been moved and made at the junction of the walls, the partitions of the kitchen and hallway have been dismantled. The pantry has been converted into a walk-in closet and slightly enlarged with a walkway.

In this version, there is no partition between the living room and the living room. The bathroom is combined. The partition between the living room and the kitchen is partially removed, but it remains opposite the bathroom. The entrances to one of the bedrooms and the wardrobe are arranged in a semicircle.

A large and comfortable dressing room has been made here, the entrance to which is from the bedroom. In the living room there is a special rounded niche for the TV, which has become the central element. There is also a dining area in the living room.

Hallway design

The hallway in Khrushchev has several disadvantages:

  • diminutiveness;
  • long and narrow corridor;
  • inconvenient layout in the form of the letter "G".

To avoid a lack of space, the hallway can be expanded with a bathroom or living room, at least in order to install a wardrobe. The fact is that even a narrow closet in such a hallway will be inappropriate, because the situation is often aggravated by the bathroom door opening into the hallway. If it is not planned to enlarge the room, then you will have to go to various design tricks in order to prevent the feeling of a cluttered hallway.

Design techniques that will allow you to unload the interior as much as possible:

  • Minimalism of furniture... This applies not only to the design of furniture, but also to its quantity. The hallway should contain only the essentials. These are, for example, places for shoes and clothes. And you should avoid open hangers, as even a couple of sets of winter clothes on it will create a messy effect. Still, you must try to allocate space for the closet. This could be a small corner cabinet with a mirrored door. Nearby you can hang a small shelf for small items that should be at hand. In general, corner structures and mirrors should be used in the Khrushchev hallway. But it is not recommended to hang a mirror opposite the door according to Feng Shui.
  • Expand the space will help competent selection of interior colors... It is known that light colors visually make the interior more spacious. This is also true for the hallway. However, if you follow this advice, choose materials that can be washed. For example, for walls it can be paint, for tiled floors or ceramic tile... Avoid materials with a porous texture, it is easy to stain them in a cramped hallway, but it will be difficult to return to the previous look. Color accents will distract from the cramped hallway, but do not overdo it - there should not be many of them. As for the ceilings, they must certainly be light, no experiments with dark shades on the ceiling, otherwise the feeling of a very low ceiling will appear.
  • Lighting... Of course, the design of the corridor must provide for carefully thought out lighting. In the hallway, which is a priori devoid of a natural source of light, this is extremely important. The best option there will be a stretch glossy ceiling with spotlights. Their number should be sufficient. For example, luminaires are often placed along the entire ceiling along the center line or along the perimeter of the walls in two rows. Additional wall lights can be provided. The switch must be positioned so that it can be reached from the threshold. It is quite inconvenient when it is located in the center of the hallway. You have to cross part of the hallway in the dark in dirty shoes, coming from the street, just to turn on the light. By the way, if the corridor is long, then it is advisable to install a pass-through switch, with which you can control the lighting from different ends of the corridor.
  • Zoning... In a miniature hallway, zoning will probably be inappropriate, which cannot be said about a long corridor. Some designers advise to divide the space of such a corridor into two, maximum three zones using arches, you can use and color solutions.

Living room design

When developing a living room design, you will have to face the same problems as in the hallway: low ceilings, little light. In addition, the living room is often a walk-through, which is why a significant part of it cannot be fully used. Some of the problems are solved with the help of redevelopment, as mentioned above, some can be solved by using competent design ideas.

  • laconic design, no protruding decorative elements;
  • minimum amount of furniture,
  • neutral colors, it is possible to use contrasting colors to transform the perception of space, but a professional approach is required.

Most likely, you will have to order furniture according to your size, since it will be difficult to choose something from the ready-made.

The most correct move would be to replace heavy curtains with light curtains that will allow natural light to enter the room as much as possible. Good artificial lighting should be provided in the evening. It can be all the same spotlights in combination with a glossy light stretch ceiling, a plasterboard ceiling with niches that are well lit around the perimeter, or the so-called floating ceiling, realized with the use of LED backlighting.

Of course, you can make a separate bedroom in Khrushchev, but if you don't want to sacrifice free space for the sake of placing a double bed, which will stand as a "dead weight", you can choose transforming furniture as a solution. Now on sale there is not only a bed that transforms into a small sofa, you can purchase corner sofas in a complex with living rooms that turn into full beds at night.

As for the style, with a skillful approach, you can decorate the living room in almost any of the style directions, at least you can use individual style elements. For example, living rooms in the style of shabby chic and high-tech:

Bedroom design in Khrushchev

Bedrooms in layouts such as "book" and "tram" are narrow and long. In terms of area, they seem to be not so small, but this does not add functionality to them. If redevelopment is not carried out in the bedroom, then one should strive to bring the shape of the bedroom closer to the square with the help of furniture. This is easy to do if the layout is "book". You can make a spacious dressing room or a roomy wardrobe. With the "tram" it is more difficult, but there is also a way out. As you can see above, with the help of redevelopment, you can combine a living room and a bedroom in one room.

With regard to lighting, the choice of furniture and colors, then for the bedroom all the recommendations that have been given for the living room and hallway are applicable. Separately, it should be said that in the design of the bedroom it is better to avoid the use of cold saturated shades in large quantities, however, bright contrasting shades in large quantities are also inappropriate here. The bedroom should be conducive to rest and peace. Use in the bedroom Decoration Materials and textiles of predominantly pastel light shades, combining colors. You can even choose white as the main color, creating something in the Scandinavian style.

There are specially designed color schemes for interior design, which can be successfully used by choosing the color of furniture, finishes and accessories.

Avoid intricate decorative elements with elaborate curved lines. If there is very little space, limit yourself to one bed. A mirror will be functional in the bedroom, especially if there is a place for a small dressing table and a dressing room is located next to it. A chandelier is often hung in the bedroom. It is better to give up on it and limit yourself to spot lighting, but if you really want to, then choose flat models.

Kitchen in Khrushchev

There is too little space in the kitchen in the Khrushchev, literally you can't turn around. It is necessary either to do a redevelopment, or try to transform the space so that it becomes functional and comfortable.

The main move is custom-made furniture. An insignificant moment, but two or three centimeters here and there, sometimes, decide "the outcome of the battle." Having carefully thought out the placement of the kitchen set, or rather all the sections, drawers and household appliances, you can literally implement a renovation in the kitchen of the Khrushchev. Built-in appliances will do a good job: microwave oven, oven, hob, Dishwasher, which can be small. Even refrigerators can now be purchased built-in under the countertop: it seemed - a cabinet; but no, you open it - the refrigerator.

It has now become fashionable to transfer the kitchen sink to the window, thanks to which a tall refrigerator can be placed in the corner. We'll have to tinker with the sewer, but the solution is worthwhile.

You don't have to carry the sink if you don't see the need for this, but simply use the window sill as a table top. Some connect the work area and the bar counter with a single tabletop, which makes the interior more cohesive.

As for textiles, choose short light curtains for the kitchen, or even horizontal blinds located right on the doors. plastic windows- very comfortably.

Sewer and gas pipes are not very conveniently located in the Khrushchevs in the kitchen. Gas pipes if desired, you can transfer it by contacting the appropriate authorities. Or you can disguise them with furniture or a plastic box, or assemble a drywall box.

We hope that our advice will help you independently develop the redevelopment and design of your beloved and dear Khrushchev. And finally, we suggest looking at another selection of photographs of the design of the Khrushchevs.

Khrushchev design photo

When people, when choosing a new home for their family, hear the word "Khrushchev", they immediately dismiss it as something not suitable for life for a long time. However, the brainchildren of the famous Khrushchev do not go anywhere and continue to accept new residents to their settlement, who know which side is better to approach the squares provided to them, so that they small apartment has become quite cozy, as well as ultramodern and comfortable.

For this, you do not need capital investments of finance at all, you just need to connect a little imagination and take an extraordinary look at things. So, how from an apartment with small narrow rooms and a small kitchen to make a place where you want to spend time with your family and friends? In particular, in this article we will talk about how to decorate the living room of a Khrushchev.

Creative approach to space

Khrushchevs are rather cramped apartments with small rooms and a bathroom, in which two people cannot miss each other. The easiest way to solve this problem is to remove the walls. Of course, not all, but only those that will help make the space of your home wider and more comfortable. An apartment with a living room-studio is a modern protest against the well-established rules of housing planning.

A fairly common solution is to partially and completely destroy the wall between the kitchen and the living room. By combining these two rooms, you will simultaneously enlarge the kitchen and expand the space of the room. To divide the functional areas, you can slightly raise the floor in the kitchen or use different materials for decoration.

Walls are often replaced with transparent or translucent materials. Thus, the visual division of the space is very obvious, and the rooms appear larger and brighter.

In one-room Khrushchev houses, where the living room is practically the whole apartment, there are quite a lot of problems with arranging a place for each family member. A full bedroom is what is really missing in a small Khrushchev, especially when the family has children who also need their own corner. Modern design gurus have been able to find a ton of answers to this question.

By combining the spaces of the kitchen, corridor and living room, we get a fairly large room in which we can select the zones we need. The bedroom area for adults or for a child can be separated using a sliding system, blackout curtains or a falling wall.

Advice: Original decision will organize the bedroom literally "above" the living room.

Of course, we are talking only about a bed that can be placed on a hill, under which, for example, a work area with a computer or a children's play corner can be placed.

Loft-style apartments are very popular now. In this case, absolutely all interior partitions are removed, opening the entire space at once. Agree, having visited such housing, no one will ever remember that it was just a Khrushchev building. Help to make your loft even brighter big windows... You can also expand the windows if you wish, however, you need to be extremely careful with this and consult with experts about working with load-bearing walls.

Secrets of decoration for the living room of the Khrushchev

After the room has already been planned, it is time to choose the finish. The success of the entire project depends on it. Every detail is important here: colors, materials for direct repair and artistic decoration.

What to make the floor of

The materials for finishing the floor in the design of a modern living room should also be modern. Old wood floors should be cleaned up. After waterproofing and leveling the floor, you can start choosing the coating material. It will be more practical and cheaper to lay linoleum, but it is worth remembering that it is short-lived. Laminate or parquet will last much longer if you do not neglect the rules of caring for it.

For ultra-modern apartments, whose owners strive to stand out from the gray mass, self-leveling floors are suitable. This coating does not require special care, is not afraid of moisture and visually expands the space of the room even more. In addition, the choice of color and design of such a floor today is so great that everyone can find a suitable solution for themselves. So, for example, you can choose a floor with any 3D pattern, which will help to highlight the design style of the room and your personality.

Advice: If the room is very small, then it is more rational to use a self-leveling floor of light shades, then the light will be reflected from it, and your room will seem even larger.

How to decorate the ceiling

Everyone knows that Khrushchev's "machine" apartments do not differ in ceiling heights, so you feel in them like in a box. If you have begun to expand the space, then you should not ignore the theme of the ceiling, whitewashing it in the old fashioned way with lime. Via correct finish the ceiling can also be divided into functional areas in a studio apartment.

Not too much good decision the use of plasterboard will be used, as this will make your ceiling even lower, and the living room itself can turn into a box. However, if you organize the lighting correctly and choose the right pattern for the design, then maybe it will be possible to play on this.

The best option for an apartment with not very high ceilings is PVC film. At the same time, it is better to choose a glossy finish, since it will visually add space, even if we consider that the structure for it is also mounted below the ceiling level. By arranging separate lighting for different functional areas, you will divide the space equally.

An important nuance - designs stretch ceilings today they are also quite diverse - from monochromatic canvases to whole paintings. The latter option is more suitable for spacious living rooms, and for Khrushchev it is worth choosing a monochromatic film or coating with a geometric pattern or an abstract pattern with smooth lines.

What colors to use

Light colors will always be a win-win solution. They make the space more transparent and wider. It is not at all necessary to paint the walls white, although in some styles this will be the main color scheme.

Definitely, the color scheme completely depends on the chosen style of interior design. but general rule is the use of warm pastel shades of light colors. Peach and beige, light blue and light green, pale yellow, pale pink look great in the living room.

When you choose fairly light tones in the main colors of the living room, be sure to play them with bright blotches on small but most noticeable sections of the wall. These can be elements of a bright painting on one of the walls, for example, above a sofa or TV, or simply decoration of opposite walls with contrasting shades.

Important! There is no need to saturate the room with bright and saturated colors, because they visually make the room more closed, languid.

The task of repairing in the living room of the Khrushchev is absolutely the opposite - to fill the room with light and air, making the lines not clear and bright, but translucent and streamlined. The exception is loft apartments, where the style implies the use of natural shades of wood, metal in combination with the same materials.

What furniture to buy and how much

There should be just as much furniture in your living room as you think is necessary in order to feel good at home. You will definitely need a sofa, storage space, table. It would seem quite a bit. However, small living rooms in Khrushchev sometimes cannot fit even this modest set. So can you do without a sofa or table? Not at all, you just have to choose the "right" furniture.

V modern designs(with the exception of classic interiors) it should be as functional as possible. This means that every millimeter must be put to good use. This task is coped with today by transforming furniture.

So, a comfortable sofa for guests can easily be transformed into a large bed. You can use more bold decision- a wardrobe that can be transformed into a comfortable sleeping place. During the day it will be able to serve you as a place to store any things, and in the evening one of the panels will be lowered, turning into a bed. So you will not sacrifice your comfort due to the small area.

In general, any cabinet and segmented furniture is perfect solution for the living room of the Khrushchev. It usually involves dividing it into separate segments that can be positioned however you like. On such furniture, you can find a place for a TV, and for a speaker system, and arrange a place to store any other things.

For a Khrushchev room, it is better not to buy massive furniture structures classic design... They will clutter up the space, taking up useful space. It is better to use furniture with strict, clear lines. Models of original design, extraordinary shapes are also suitable. Translucent furniture or one that has transparent elements looks great in the living room. This is primarily about the table, chairs and necessary shelves.

Advice: Another great solution for a small living room is mirrored surfaces. Mirrors on cabinets and walls add volume to the space. In addition, light is reflected in them, thus it becomes even more in the living room.

How to arrange lighting

The key to a successful design is well-organized lighting. This is especially important for the living room, especially the Khrushchev one, with its low ceilings and small dimensions. Everything design solutions will be useless if there is not enough light in the room or it is not organized correctly.

Here are some rules for lighting a living room in Khrushchev:

  1. Do not use massive chandeliers or other light sources centered in the center of the room.
  2. Spread small lights around the entire perimeter of your living room.
  3. Use parallel light sources on the floor and ceiling, so the space will visually stretch.
  4. The main lamps should emit diffused light, and additional directional ones, so it will be easier to highlight separate functional areas in the room.

The color of the light in the room also matters. Yellow will oppress, but transparent white light, on the contrary, will help create an atmosphere of spaciousness.

Decorative elements

A successful design of any room is impossible without small details that will fill the room with comfort and life. The living room serves as a place where friends and family gather, and in the evenings the whole family has the opportunity to spend time together. That is why the room should be filled with details that would not only emphasize the general style of the room, but also speak about the characters and interests of those people who live in it. The only caveat is that the details should not clutter up the space.

It would be nice to have some photos of the best moments of your life in your living room. They can be placed in bright frames on the shelves, or you can make a small panel out of them on the wall. There are many ways to use photos in living room designs, for example:

  • figured panel on the central wall;
  • diptychs and triptychs;
  • large photos without frames, set apart.

In a small living room, it is better not to overuse large indoor plants... However, if this is necessary, then it is better to give preference to small trees that can be placed on the floor or in small flower pots scattered around the perimeter of the room.

In small living rooms, massive objects should not be used, however, the objects should be bright and stylish. There shouldn't be too many of them either - think and decide what exactly you would like to demonstrate to your guests so that they can get to know you better.

Textile

Textiles in every home create a feeling of home comfort. The use of textile elements in the design of a modern living room of a small area should be subject to the norms of the style that you have chosen for your apartment.

A lot of textiles are used in country style design. This rustic style involves the use of natural materials and, of course, a large amount of fabric with floral or geometric prints. Light curtains and curtains made of natural fabrics, embroidered tablecloths self made, homespun rugs are all appropriate in a country living room. Pastel shades will add a warm, tranquil feel to your room.

In more strict styles- modern, high-tech, the presence of fabric elements must be reduced to a minimum. It is worth abandoning tablecloths and massive curtains, preferring light tulles or curtains made of multi-colored glass. If the room has more than one large window, but several small ones, then you can use roman blinds. This will allow more light to enter the room.

Advice: In loft-style apartments, it is better to abandon textile curtains altogether, using thick roll-up curtains at night.

The design of a small Khrushchev living room requires obedience to certain rules. By following our little tips, you can create a cozy and spacious, and most importantly, modern room. One has only to discard stereotypes and keep up with the times!

Hearing such words as design, most people visually draw in front of them the image of spacious apartments in new buildings or wide rooms in country cottages... Few apply such concepts in relation to small-sized Soviet Khrushchev.

Meanwhile, raised to the old Soviet times five-story buildings make up a considerable number in the infrastructure of large and especially small cities and the question interior arrangement such a small apartment is no less sharp than that of more comfortable housing.

For Khrushchev, based on their small size, the most important thing is to preserve space. Therefore, they approach the decision of the issue of redevelopment very responsibly. The main goal is to create a visual expansion of the internal premises, which largely contributes to the creation of proper coziness and comfort.

At a time when similar structures were being built in Russia, their construction took place along typical projects certain series, each of which corresponded to a specific area and number of rooms. That is, there was a distribution into one-room, two-room and three-room apartments.

The apartments themselves not only do not differ in spacious area, but also have a very big drawback, expressed in the narrowness of the rooms, which creates all sorts of inconveniences, one of which seems to be a passage zone passing right through the room.

In addition, the corridors in such apartments are not functional. Therefore, it becomes clear why the redevelopment of the Khrushchev is so important.

In turn, a beautiful and interesting design in a small apartment also largely depends on a successful redevelopment

Design of a one-room apartment

Most of the problems arise when it is necessary to carry out an internal reconstruction in a one-room apartment of the corresponding structure. One-room Khrushchev raises the most questions when it occurs to tenants to re-plan it in their own way.

In particular, two problems arise at once, one of which is to obtain official permission from the relevant organization to carry out the necessary work, and the second, to choose a suitable design.

The first task is solved by creating a commission and checking the state of internal structures. If future actions do not harm the overall structure of the house, the architect signs a permit. And then the selection of a suitable design follows.

Actually, it has already begun at the time of the determination internal device apartments, designations of the location of load-bearing and non-load-bearing walls and partitions. For obvious reasons, touching the former is prohibited. The latter can be dismantled or changed depending on the design options.

Sometimes inner wall not carrying any loads, except for its own, it is not necessary to completely eliminate it, it is enough to make an arch or expand the passage by removing the doorway accordingly.

To improve lighting in the hallway, you can choose the option of a glass insert or install a stained glass window on inner baffle... If the internal volume is very small, it is expanded due to the complete demolition of the partition. Then there is an increase useful area... The little Khrushchev is beginning to seem more spacious.

If suddenly it was not possible to obtain permission for internal restructuring, they use other available methods of visually expanding the space. Moreover, these methods are considered suitable for two-room and three-room apartments of the same type.

Expansion of the interior space without dismantling the walls

Spatial zoning is used. Too large-format furniture is being removed from the rooms. Large sofas, wardrobes. They significantly narrow the area and are not suitable for apartments with small areas.

Items of compact furniture are installed and at the same time Appliances equal parameters for two or three levels (overlapping each other). Thus, corners and walls are not cluttered.

Restriction of working and recreation areas is being carried out. A light partition can serve as a delimiter. You can also use a low podium or resort to installing an open rack without doors.

When choosing furniture for a small-sized apartment, it is always better to pay attention to compact-type samples. Installing a console in the hallway is perfect as a replacement for a wide dressing table. Mirrors are preferred without frames. You can take a two-seater sofa that unfolds forward and has three folds.

Upholstered furniture is placed either along the wall or in any other position, if, of course, the view from each side is equally attractive.

The standard doorway can be changed by applying sliding door... In addition, in such apartments, many people prefer to make arches in the walls or partitions that delimit adjacent rooms. For a one-room apartment, this is the most acceptable choice.

Kitchen Design. Combined layout option

The most difficult thing is to arrange a kitchen design in Khrushchev. V two-room apartments this problem is sometimes solved by dismantling the wall separating the kitchen and the living room. Thus, the two rooms seem to be combined into one spacious studio room.

For kitchen equipment, it is best to install kitchen corners. One side of the corner will rest against the window opening or wall, and at the end of the other, a refrigerator is installed. A sink is placed at the junction of the two sides. As dining table a folding table is suitable, which does not take up much space.

Some people like the solidity of the inner palette. But still, if the kitchen is connected, for example, with the living room, it is worth making a color distinction. Finish the living room in one color, and the kitchen in another.

In no case should you give preference to dark tones. The best color schemes are warm colors. Among them are standard white, milky, sky blue.

How to make the right choice

Most often, people get confused when they have to show their imagination when deciding how to make a small apartment seem large.

Even in spacious apartments, sometimes you have to work thoroughly with different examples design and layout, figure out where and how things should be located, what colors should dominate the walls, how to decorate the ceilings. What can we say about Khrushchev, where the design of the room is determined according to special rules that allow you to save or visually expand the room.

Unable to independently decide on the layout and design, the residents of Khrushchev turn to various catalogs for help, where there are many colorful photographs, according to which you can choose a suitable option for arranging the corresponding housing.

You can find a suitable photo of the Khrushchev design by going to the Internet. On its pages, you will definitely find the right design option for any type of layout, starting with three-room apartment and ending with a one-room. In addition, it will be possible to read the advice of designers and, if possible, directly use their services.
