Despite the fact that most of the five-story buildings built at the end of the 1950s have been demolished or are being prepared for demolition, several series of the well-known (but not too much loved) Khrushchev buildings still belong to the "unbearable series." These are, for example, panel series 1-515, block series 1-510 and brick series 1-511, 1-447. Therefore, the alteration of the Khrushchev is still one of the most discussed topics on design forums. This time we will look at several apartments in such houses at once. Most often these are five-story buildings (there are three-four-story options) without elevators and with a residential ground floor. The thickness of the outer walls, depending on the series, is 30-40 cm, of the internal load-bearing walls - 20-30 cm, of the partitions - 8 cm.

The most important unifying feature of such apartments is very low ceilings (about 250 cm, but in early versions, the height reaches 270 cm) and small areas of both residential and non-residential areas of the apartment. Therefore, if possible, it is more expedient to enlarge, expand and combine the space in this apartment, rather than split it up. One-room apartments of unbearable series are similar in layout, differ slightly in area, and also have different arrangements of windows and balconies: in corner apartments there may be two windows, in non-corner ones - one. Each apartment has a balcony. The big advantage is that all partitions inside the apartment are not load-bearing, which means that they can be easily disposed of.

Some of the options are suitable for all of the series listed, some are for just one, but they can all be useful sources of ideas. Moreover, in most cases, even before the start of the repair, the redevelopment of the 1-room Khrushchev must be agreed and legalized.

Such apartment layouts are found in houses of the series 1-511, 1-447, 1-515 / 5. The option with a balcony and another window is a corner apartment. Such a layout of the Khrushchev can both add inconvenience and vice versa - open up many new opportunities.

A variant of a 1-room Khrushchev with one window and a balcony is found in series 1-515, 1-511 and others. This layout, unlike others, contains a separate bathroom and a corridor. The same space in other layouts is formally considered a living room, which limits the possibilities for redevelopment.

Here the balcony is located on the long wall of the room; otherwise, the layout does not differ from the first option. Such apartments are found in series 1-510.

1. For all series

Redevelopment
One of the most obvious and surefire options for redeveloping a one-room small Khrushchev is to turn it into a studio. In this case, the entrance hall remains an isolated room, behind the door of which there is one common space, made up of the bedroom, living room and kitchen. There is also a dressing room in the corner behind the partition, and the rest of the space is freed from unnecessary cabinets.

The TV, which separates the sleeping and living areas, can be turned to any side, a small dining table can be expanded if necessary. The bathroom contains a bathtub, washing machine, washbasin and toilet.

Details
Premises: an isolated entrance hall, a shared bathroom, a dressing room behind a partition, a combined kitchen and living room. Suitable for one tenant, for a couple, for hospitable hosts and lovers of order. To agree on the layout, you will need to replace the gas stove with an electric one. Planning advantages: separate dressing room, free living space. Planning disadvantages: no isolated living rooms.

Even in a small apartment, you can pay special attention to the hallway and make it an interesting independent space.

To separate a bedroom or wardrobe, it is not necessary to erect a wall with a doorway - it is enough just to fence off the room, leaving passages 65-90 cm wide on one or both sides.

In the case of a small studio, you should pay attention to the Scandinavian style of the interior. Here, lightness and the rejection of unnecessary details are important, which will help to visually expand the space of the apartment.

2. For series 1-515, 1-511

Redevelopment
In this case, the emphasis is on a large kitchen, a bathroom and a bathroom. Due to the corridor, the size of the bathroom has been increased, so a bathtub, a washing machine and a washbasin are placed in a separate bathroom, and a washbasin and a toilet in the adjacent bathroom. Such a redevelopment of the Khrushchev building allows you to add the space of the former corridor to the kitchen - the partition is almost completely demolished. As a result, the kitchen leaves a lot of space for a large work area, a wide refrigerator and a table for four to six people. The living room has a fold-out sofa, big wardrobe along the wall, armchair and TV.

Details
Premises: separate bathroom and toilet, shared kitchen and bedroom-living room, entrance hall. Suitable for those who do not spend a lot of time at home; for those who like to cook and gather guests at the table. To agree on the layout, you will need to replace the gas stove with an electric one. In other series, the corridor is formally part of the room, but sometimes it is possible to agree on the transfer of a bathroom to it. Pros of the layout: large comfortable kitchen and bathroom; free space; there is no unnecessary corridor. Disadvantages of the layout: lack of a full bed and a separate bedroom.

Such a redevelopment one-room Khrushchev the good thing is that a large kitchen appears. If you try very hard, you can plan the kitchen so that everything fits in it, and each item will take its logical place. The efforts made at the project stage will pay off with the joy of working in such a kitchen.

You don't have to clutter your living room wall with cabinets or TV stands. Sometimes the best solution- hang it on the wall and leave the space around free.

A little trick for a separate bathroom is the presence of a small washbasin. This solves a lot of problems and adds functionality to the room. This solution is relevant not only for Khrushchev, but also for any small 1-room apartment.

So, in 2013 we bought on a mortgage a 1-room apartment in Moscow with an area of ​​30 sq. M. The area of ​​the room is 18 meters. This is our first own apartment in our life, and of course the first renovation in our life. Major repairs were made by previous tenants, so no global renovation works I didn't have to spend it ...
The repair was very economical, all the materials were bought the simplest and cheapest in Leroy Merlin, and I did all the work myself with my own hands. I didn't want to invest in this apartment, because it was originally planned to live here for no more than 5 years, and the plans are still to sell this apartment in the near future and move to a bigger apartment! Many people believe that such large-scale repairs should not be done in temporary dwellings, but after 10 years of wandering around rented grandmother's apartments with a terrible renovation, I so wanted to start my own nest and create at least something unusual in it, my own, to realize all sorts of accumulated fantasies so to speak. In general, I got it, so to speak!

Since I am a big lover of the Scandinavian-European style, I immediately decided that the whole apartment would have white walls and furniture. On this site I was inspired by ideas, and a lot was brazenly stolen by me from here. Well, okay, from words to pictures, so to speak.

This is the room before renovation.



In general, everything was very decent. There was a laminate on the floor, which we decided to keep. There was wallpaper on the walls, we ripped it off and painted the walls with white washable acrylic paint.

A huge opening between the dressing room and the kitchen was originally.



To begin with, I reduced this huge gap between the room and the hallway with drywall.


At first I made a plastic accordion door, but it turned out to be terribly uncomfortable and I later replaced it with a rag curtain (the photo will be with the curtain already at the end)


I never liked the mezzanine, always clogged with all sorts of rubbish, and of course I do not like it when the balcony is littered with all sorts of rubbish. Therefore, I really wanted to come up with some kind of storage for things that would not eat up a lot of space in the apartment, and it was decided to make a loft bed, combined with a dressing room, because I hate wardrobes. While sitting on this site I found interesting idea I looked for a bed and a dressing room on the blog at IROSHA, only she has an empty space under the bed, and I decided to use this space to good use.

So, I bought boards and slats, I'm starting to assemble the bed frame, size 180 * 200 cm.


I will lay out in more detail how I built the bed, suddenly someone will come in handy, because personally I am now happy as an elephant with this bed ...



At first I just attached these legs to the bed, but it was a bad idea because the bed swayed from side to side. I did not have any schemes for the construction of such structures, I acted by trial and error.


To give the bed stability, I thought of putting it on foam blocks.
It was pretty funny from the outside, of course, I put two foam blocks on top of each other and glued them first to each other and then to the wall with tile glue.



She put the bed on top and pinned it on the corners to the foam blocks, and immediately the bed gained stability and stopped swinging.
The height of the bed from the floor is 120 cm.
So, under the bed, I decided to make a mini-pantry, and the entrance to the pantry will be from the dressing room, which I decided to make to the left of the bed.

So, the dressing room turned out to be 200 cm long (just like the bed), and 150 cm wide.


Pasted over the inside of the dressing room with ordinary paper wallpaper.


I'm starting to drill the filling for the dressing room. I bought white furniture boards in Leroy Merlin, all boards are 30 cm deep, and I sawed them in length at home with a jigsaw.

Inside, she also sheathed with plasterboard and pasted over with wallpaper, and connected a light bulb.



All our belongings fit under the bed, including suitcases, shoes, pillows / blankets, etc. And there is still a lot of space left. It is very convenient, because now my balcony is completely empty, and has a purely decorative purpose, I just stand on it admiring the views of the beauty. In general, this pantry is a very necessary and practical thing.


Although the high-rise ceiling in the pantry is only 120 cm, it does not bother to get the necessary things out of there slightly bending over.



And in the dressing room all the clothes fit, both summer and winter and outerwear.


The upper shelves are attached at a distance of 200 cm from the floor. The lower rods are 100 cm from the floor, the upper rods are 190 cm from the floor.


Here on the right you can see the entrance to the pantry.


I put a sheet of plywood on top of the bed slats, so that there was already a mattress on it. And I proceed to the steps for the bed. I made them in the same way as the shelves in the dressing room from white furniture boards (30 cm deep).


Outside, she pasted over the walls of the pantry with wallpaper for painting, the outside was also upholstered with plasterboard and pasted over with wallpaper for painting.


I begin to glue the pvc lining on interior walls near the bed, glue on liquid nails.


When I bought this lining, I still did not know about the existence wooden lining, and thought that there is only such pvc. Only later it turned out that the lining is also wooden, it would have looked much more beautiful. But I won't rip off this one now and will not redo it until it cracks :) But for two years nowhere has it cracked surprisingly :) But pvc lining is very practical around the bed, tk. it is these places around the mattress that periodically get dirty and the pvc lining is easy to wipe with a damp cloth. But this would be more suitable for the bathroom, but oh well.


Attached a mirrored compartment door to the dressing room. The door was already sold with rails in Leroy Merlin.


I drilled a shelf on top of the lining above the bed ( furniture board from Leroy 120 * 20 cm) and glued white wallpaper with a flower, bought in Leroy.

From the fabric bought in Ikea I sewed a curtain in the doorway.


So here general form already completed renovation. I want to say in advance that the bed is at a very comfortable height, I don't bump my head against the ceiling, there is still a lot of space and space between the bed and the ceiling. The height of the ceilings in the apartment is 250 cm. The distance between the mattress and the ceiling is about 110 cm. This height is quite enough for us, we never hit the ceiling with our heads!



2 years have passed since the renovation, and I want to say that the bed has not yet fallen apart, it is firmly on its feet, does not stagger, nothing is broken or cracked anywhere. I was just very afraid that such a strange design would not last long, but everything turned out to be even better than I expected. I am very satisfied. At first it was a little stressful to climb down / climb onto such a high bed all the time, but I quickly got used to it, and now I do it with ease, like a monkey, I jump back and forth.

Well, that's all for now. I was not very happy with many of them, because already, as the renovation proceeded or after it, ideas continued to appear and something ceased to be liked from what had already been done, but there was no time left to redo it, therefore she left everything as it is. From time to time I change something on the little things, I add, but major changes are no longer foreseen.

P.S. After reading your reviews, I got the idea to make a blind white door instead of the compartment door to the dressing room. But in this regard, a small question was born, I desperately need a large mirror in the room, so that when trying on things I want to look in the mirror in full height, it is for this reason that a mirrored compartment door was originally purchased. It's just that the compartment door is the only large mirror in the whole apartment, there is a mirror in the dressing room, but a small one and a large one will not fit there at all. Accordingly, which mirror should I buy for the room in your opinion and where should I attach it? Maybe on the dressing room to the left of the future blinds door? Or even buy a standing mirror with sliding legs (again, where to fit it in the room)? And I'm also thinking about making a jalousie door instead of a curtain on the steps. Wouldn't it be overkill with jalousie doors in the same room? Because I still have jalousie doors in my kitchen cabinet. I'm afraid not to overdo it :))

The times when apartments were handed out for free are gone forever. And not so long ago, when the country began to recover after the war, in the era of large-panel housing construction, starting in 1955, they tried to provide housing, if not all, then many. Of course, these apartments, which in the common people casually call "Khrushchevs", are far from perfect: too thin and uneven walls, low ceilings, inconvenient layout, sound and thermal insulation is not up to the mark. But they built it quickly, and the Khrushchevs fulfilled their task in full.

In just 9 years, a quarter of the country's population has been provided with housing. And to this day, the Khrushchevs make up a significant part of the housing stock. They give way to new houses only in the central districts of the capital and other large cities, in the provinces, the Khrushchevs will stand for a long time. Their resource, which was previously 50 years old, was revised and increased to 150 years, subject to major overhauls. So it makes sense to think over the design of the Khrushchev and make overhaul certainly there is.

Yes, in Soviet time and they were glad to such apartments: even if this is housing, where there is only 1 room, and that one is small, but it has its own. The norms of living space were calculated not for reasons of comfort, but taking into account only the necessary minimum for human physiology. Now, when needs have changed, the owners of the Khrushchev houses want to somehow transform their homes in order to achieve comfort and functionality.

The design options for Khrushchev are actually not so few, especially if they provide for redevelopment, for example, dividing one inconvenient room into 2 rooms that perform different tasks, or expanding narrow and small rooms due to walk-through zones. Some options are more successful, some less, but one thing is for sure, even an apartment of such a small area with low ceilings can become modern housing.

Redevelopment

Perhaps an interesting design in Khrushchev can only be created if competent redevelopment is carried out. Apartments do not differ in large area, but their significant drawback is that the rooms are often narrow, uncomfortable, with a walk-through area, non-functional corridors. This problem can be eradicated only by resorting to redevelopment.

Khrushchev buildings were built according to designs of several standard series. They differ quite slightly from each other, but they have one thing in common - a small area:

  • One-room apartments - 29-33 m 2,
  • Two-room apartments - 30-46 m 2,
  • Three-room apartments - 55–58 m 2.

When drawing up a redevelopment project, it will be necessary to solve a number of problems. One of the problems will be associated with the legalization of redevelopment, since not every design "flight of imagination" can be implemented legally. First you need to get permission for redevelopment.

The first difficulty can arise with the definition of load-bearing walls. Fortunately, in almost all Khrushchev buildings, intra-apartment partitions do not perform a load-bearing function, but only divide the space of an apartment into rooms, so they can be easily demolished by making major repairs. However, there are exceptions, in panel Khrushchevs you can also find load-bearing walls inside the apartment. Just in case, I must say how to determine the load-bearing wall in the apartment:

  • According to the plan of the apartment. You can get this kind of document at the BTI. You will be provided with a typical apartment plan with the designation of load-bearing walls and partitions.
  • Visually:
    • The load-bearing wall will be thicker than the partition. In Khrushchev, the thickness of the load-bearing wall will be at least 12 cm without finishing.
    • Interfloor ceilings will always be supported by load-bearing walls.

If the wall is still bearing, then the opening will need to be strengthened with metal or wooden supports. Redevelopment, providing for the partial dismantling of the bearing wall, can be carried out only with the permission of the housing inspectorate, strictly observing the approved project.

Even if the bearing walls are not involved in the redevelopment, a number of problems may arise. For example, if the redevelopment is associated with the expansion of the "wet zone". According to the law, the bathroom and toilet can only be expanded by non-residential premises, i.e. corridor, kitchen or pantry. The only exception is for residents of the first floors, these restrictions do not apply there.

In Khrushchev houses, there is often a small, little functional corridor connecting the hallway and the kitchen, due to which it would be convenient to expand the bathroom. Here it is on the diagram:

In fact, this is a corridor, but on the plans this site is designated as a residential area, so it remains either to put up with it, or to act in two stages: first, separate this area with a partition and arrange the redevelopment of the living space into a corridor, then get permission for another redevelopment - expansion bathroom and to draw up documents in accordance with all the rules. Those. you will first have to draw up a redevelopment of this type:

By the way, increasing the bathroom due to the passage will require additional waterproofing.

If it is planned to combine the kitchen and living room in order to create a spacious living-dining area, then here you can face another limitation: combining living space with a kitchen, if available gas stove is not allowed. There are two ways out: change the stove to an electric one, or install a light sliding partition (after the commission arrives, it can be dismantled).

It is worth thinking about solving a number of other issues, which are discussed below.

Warming... Since the insulation in Khrushchev houses is insufficient - it is hot in summer, cold in winter, walls in corner apartments often freeze through - the thermal insulation of the walls should be strengthened. And internal insulation in Khrushchev, it is not applicable, since the implementation of this method leads to a displacement of the dew point inside the walls. As a result, the walls begin to collapse, especially the brick ones. Insulation available with sheathing outer walls with polystyrene plates or with lathing and mineral wool on the first floors of the building.

Glazing replacement... Old wooden windows it is advisable to replace it with new plastic ones. Here you will have to face some difficulties. Firstly, in some Khrushchev (panel) houses there are no window sills, and secondly, the window opening is likely to be uneven. If you contact a company with experience, then there will be no problems with installing a window, since the experience in replacing windows in Khrushchev buildings has been accumulated. There are a few things to think about carefully:

  • how wide the window sill will be,
  • how to insulate a window.

Usually they try to make the windowsill wider so that there is room for indoor plants... In Khrushchev, where initially there were no window sills, this should be avoided. On the one hand, the support area for a wide window sill is insufficient, which means that the structure will be very unstable, on the other hand, a wide window sill will cause a violation of heat transfer. By the way, the plaster slopes must be completely dismantled.

Redevelopment ideas

So, the main problems of redevelopment and repair in Khrushchev are outlined. Now about the specific ideas for redevelopment.

One-room Khrushchev

It would seem that you can come up with a one-room Khrushchev building as the initial data? It turns out that it is possible to enlarge the bathroom and make a separate bedroom, at least to make the redevelopment more convenient is quite possible.

The typical layout of a one-room apartment in Khrushchev is a corridor leading to the kitchen and an "arch" to the living room. In some series, the "arch" was built up, and the passage to the room was located directly opposite front door... Sometimes the project included a storage room. In the corner apartments, there was another window on the long wall of the living room.

Redevelopment option Redevelopment description

This is a redevelopment option, where the "arch" is built up and turns into a regular doorway, the functionality of the living room in this case increases, since along the wall that has increased in length, you can put, for example, a sofa. The door to the toilet is also transferred, due to the rounding of the space, the hallway becomes more spacious. Now it can comfortably accommodate corner cupboard... The kitchen remains unchanged.


Here you can see that all are completely demolished interior partitions, including the partitions of the bathroom. The space is completely rebuilt. The bathroom is expanded by a corridor, now there is enough space to install a washing machine. The sink, by the way, is transferred to the opposite wall, which will require a sewer supply. The partition between the living room and the kitchen is dismantled, the wall between the bathroom and the kitchen is lengthened by building up the old doorway: a full-fledged kitchen set can be placed. The disadvantage of redevelopment is that the area of ​​the hallway is reduced, but it is now convenient to place a wardrobe in the living room, especially since there is a place for a hanger and shelves for shoes in the hallway.


Another option for transforming space through a passage. In this case, the orientation of the bathroom changes - it slightly increases in area, but the main emphasis is on increasing the area of ​​the kitchen. It is partially combined with the living room due to a wide opening in which sliding partitions can be installed.


Here a lot of attention has been paid to storage places, and there is also a place for a double bed, it is in no way separated from the living room area, but is located in a cozy nook. The kitchen is combined with the living room, a separate niche for the refrigerator is arranged. You can beat the kitchen, living room and sleeping areas using design. Pay attention to the bathroom. The entrance to it is transferred from the hallway to the passage, due to which the door is removed from the narrow hallway. Replacing the bathtub with a shower stall allows you to relieve space and install a washing machine.


In this version, due to the transfer of the doorway to the kitchen, the bathroom has been expanded, or rather the bath area, part of the wall is beveled, resulting in a full-fledged doorway to the living room. The kitchen space is not substantially optimized.


Here the partition between the hallway and the living room has been demolished. There is a wardrobe on this place. Partly there is no partition between the living room and the kitchen. The bar counter acts as a space divider. By shifting the dining area from kitchen to living room, the kitchen has become much more spacious. The kitchen set in this version is located with the letter "L" and occupies not only a long wall, but also a wall with a window. Perhaps, it should be noted the lack of storage space and a small bathroom, which is not being rebuilt, but instead of a bath, a shower and a washing machine are installed.


Even such a small apartment as a one-room Khrushchev can be made two-room if necessary. For example, in this plan you can see that a bed and a bedside table have been placed in the far corner of the living room. The bedroom area is separated by a partial partition to allow natural light as the bedroom has no window. The kitchen and dining area are united by a single table top. Zoning has been carried out using flooring. There is storage space both in the hallway and in the living room.


In corner Khrushchev houses, where there are two windows in the room, there are more redevelopment options, more precisely, from one room you can make two full-fledged bright rooms with natural light. This plan shows that the partition between the kitchen and the living room has been demolished, but a new partition has been erected, which now divides the room into two parts. The result is a great apartment with separate rooms: a living-dining room and a bedroom. The redevelopment does not affect the bathroom area.


This redevelopment option is similar to the previous one, but the entrance to the bedroom is from the living room. But in the bedroom you can order a large wardrobe, which will solve the problem with storage space.

Two-room Khrushchev

The typical layout of a two-room Khrushchev gives more design opportunities, especially if all the walls in the apartment are not load-bearing.

In a typical two-room Khrushchev, you can significantly expand the bathroom through the passage, organize a spacious dining-living room. Moreover, from two-room apartment in fact, you can make a "three-ruble note". There are three common typical layouts kopeck piece in Khrushchev, which was popularly called love: "book", "tram", "mini-improved".

Redevelopment option Redevelopment description

The partition between the room and the living room is simply being demolished. The space of the former passage is now divided between three rooms: an entrance hall, a bathroom and a kitchen. There is a wardrobe in the hallway, a washing machine in the bathroom, and a niche for a refrigerator in the kitchen. The doorway to the storeroom is built up. It turned into a dressing room with an entrance from the bedroom. The kitchen is combined with the living room.


A similar option. The difference is that in the hallway there is no niche for the wardrobe, and in the living room, opposite the front door, there is workplace... The entrance to the wardrobe is not from the bedroom, but from the living room, next to the workplace.


Here, the redevelopment mainly affected the kitchen and living room. The wall between the living room and the kitchen has been torn down and replaced with an island kitchen sink. Dinner Zone now in the living room: the dining table adjoins the sofa. Behind a sliding partition is a double bed, which has been fitted in by extending the wall between the hallway and the living room. From the bedroom area you can enter a spacious dressing room hidden behind a sliding door. The bedroom has become a nursery for two children.


The disadvantage of this redevelopment is immediately visible - it is too long and narrow corridor, but, nevertheless, this option has the right to exist. After all, it allows you to make separate rooms, expand the bathroom at the expense of the corridor, and allocate a storage area. Both the bedroom and the living-dining room are separated by partial partitions, which function as zoning space and highlight the recreation area.


In this version, a niche for a refrigerator and a wardrobe was made at the place of the passage. The partition between the kitchen and the living room is only partially removed in order to make a new entrance. The living room turned out to be dark, the light comes only thanks to transparent inserts in the partitions. But the new bedroom turned out to be very bright and with a balcony.


Such a redevelopment option is also possible. Part of the pantry and the bedroom become a common space with the living room, the partition between the living room and the hallway moves deeper into the room, the kitchen partition is dismantled. It turns out to be a very spacious living-dining room, a small bedroom and a full dressing room.


The kitchen and living room are not combined here, as in most of the previous options, but the bathroom also expands due to the passage. A partition in the bedroom divides the room into two bedrooms - one with a window, the other without. The wall is made in a zigzag pattern to leave space in both rooms for deep built-in wardrobes.


This option is similar to the previous one.
