After the joy of buying an apartment, the question arises, what to do with it next? In panel houses, this issue is especially acute. Of course, for a married couple, the size of the apartment allows you to create a cozy and comfortable interior. But what to do when you need to accommodate a family of four in the same conditions? Together with the architect Anastasia Kiseleva, we offer five successful layouts for a one-room apartment in a P-3M series house for a variety of tenants. In addition, we turned to an expert on the coordination of redevelopment and analyzed each option.

Brief information: P-3M series house

  • The typical P-3M series was developed on the basis of the P-3 series and is considered one of the most comfortable among panel houses.
  • External walls - with a total thickness of 30 cm. Transverse inter-apartment walls - 18 cm thick, longitudinal reinforced concrete panels - 14 cm thick. Walls between the room and the hallway, as well as between the bathroom and the toilet can be dismantled.
  • Advantages - isolated rooms, large bathrooms, the presence of a large hall, with the possibility of arranging a dressing room, a built-in wardrobe. Disadvantages - load-bearing wall between the kitchen and the room, lack of a balcony.

Option number 1: apartment for a couple or a bachelor

Task: move to a new apartment in the shortest possible time and minimize repair costs.

Solution: we refuse redevelopment and use all the possibilities of the apartment when arranging furniture. In the kitchen, we rely on the L-shaped set and put a large dining table. In the room we provide a folding sofa as a bed and a working area by the window. In the hallway we are building a partition to separate the dressing room, in the corridor we place a built-in wardrobe. In the bathroom we equip the household unit for household chemicals, we also place a washing machine in it. We add a small washstand to the toilet.

Pros and cons: the simplest and most popular option without redevelopment and additional work. An isolated kitchen remains here and a spacious wardrobe appears. Among the shortcomings - a sleeping place on the sofa, besides, the desktop is in the same room with a sleeping place - the solution can be uncomfortable for a couple.

Option number 2: apartment for a couple

Task: organize a comfortable space with a separate bedroom for a couple who plans to have a baby.

Solution: redevelopment is also not needed here. In the room we have a full bed, next to the door we put a spacious wardrobe for every day. We organize a multifunctional space in the kitchen: we place a folding sofa by the window and choose a table with an adjustable top. For the hallway and the bathroom, we use the design solution as in option No. 1.

Pros and cons: a huge advantage of this layout is a spacious bedroom, in which there is a place for a baby crib up to three years old. A nice bonus is an extra bed in the kitchen. Among the shortcomings - a small area of ​​\u200b\u200bthe kitchen-living room.

Option number 3: an apartment for a family with a child of school age

Task: plan a full-fledged sleeping place for parents and provide a separate area for the child.

Solution: we dismantle the non-bearing partition between the room and the hallway and erect the partition closer to the front door. To the niche that has appeared, we arrange a sleeping place for parents. The bed can be separated from the rest of the room with textiles or sliding partitions. For the child, we provide a folding sofa and a working area by the window with drawers for personal belongings.

We combine a bathroom and a toilet - we get a bathroom with an area of ​​​​4 square meters. Here we place big bath, a toilet bowl, and we combine the sink and washing machine with a countertop and install a cabinet for storing household chemicals and towels. In the hallway there is a spacious closet for seasonal items.

Pros and cons: of the advantages - a large bathroom appears. Cons: the layout excludes privacy both in the life of parents and in the life of the child; little storage space - rely on a bed with a lifting mechanism and tall cabinets.

Option number 4: apartment for a family with two children

Task: equip a separate nursery and provide enough storage space.

Solution: in this option, we rely on redevelopment. We dismantle the wall between the room and the hallway, transfer the wet kitchen area to the vacated area. This is only possible in houses where an electric stove is installed in the kitchen. This is how the studio space of the combined kitchen and living room appears in the room: here we have a small L-shaped suite, a dining table and a sofa bed. In the hallway there is space for a separate dressing room. A former kitchen we remake it into a nursery, we place a bunk bed there, a desktop, wardrobe for clothes, bookcases and a sports corner.

Solution: we refuse redevelopment and rely on zoning. We divide the room into a bedroom and a living room using a system of sliding partitions. In the bedroom we place a full-fledged bed for parents, a crib and a changing table. In the living room we put a folding sofa.

In the kitchen, a shallow work area and drawers for papers appear along the wall with a window. There is enough space for the headset, the only limitation is that you will have to buy a smaller dining table. In the hallway there is also a large dressing room where you can store a pram.

Pros and cons: such a layout turns a one-room apartment into a two-room apartment: parents have an isolated bedroom, and guests can receive guests in a small living room. The working area and the bed are separated by different rooms. Of the minuses: the lack of soundproofing between the bedroom and living area.

Arrangement one-room apartment can be both a fun process and a challenge. Creating a comfortable interior for a bachelor is not difficult - you just need to correctly think over the functional areas and storage systems. But the organization of space for a family with a schoolchild is a challenge that not every professional will accept. The answers to these questions will allow you to correctly plan the space for the specific needs of each family, make the interior functional and cozy. Studying the layout options offered today, please note that they can always be adapted to suit you. For example, if you are a fan of house parties and the topic of hosting is relevant to you, a full-fledged bed can be easily replaced by a pull-out sofa. Considering that a one-room apartment has a very limited interior space, a natural solution is to make its areas multifunctional. For example, the living room will be transformed into a bedroom, and the kitchen will turn into a relaxation area with a TV and a music center. For small spaces, neutral colors in the interior with moderate bright accents will be a win-win option. Today, many people like to turn a one-room apartment into a studio - an option when the partition between the kitchen and the room is dismantled and one volumetric space is created. I think this good decision for a small apartment designed for one or two people. However, it is important to consider that in one-room apartments of the P-46 series house, the wall between the kitchen and the room is load-bearing, which means that it cannot be dismantled.

Brief information house series P-46 Houses of the P-46 type series, developed jointly with Czech designers, were built during 1971-1998. In recent years, houses of the P-46 series were rarely built in Moscow, mainly in residential areas, since P-44, KOPE, and the “Olympic” P-3 appeared. Distinctive features - a variety of options for storeys and the use of different color facade solutions. As a rule, the facades of houses are brown in color, but solutions in white and blue are often found. The area of ​​a one-room apartment is 39 sq. m. Ceiling height - 2.64 meters. An even number in the marking indicates that the P-46 series has a residential first floor. P-47 - the same series, but with a non-residential ground floor and without rotary block sections with three-room apartments. In the early nineties, the P-46 series was replaced by the more modern and comfortable P-46M series.

Option number 1: apartment for a bachelor or couple Task: often for young people or a couple it is required to equip an apartment in such a way that it can not only relax, but also receive guests, arrange home friendly gatherings, not limited only to the kitchen area.

Solution: perfect option- allocate a separate living area and it is desirable to zone the room. Light partitions are appropriate in the room, isolating a full-fledged sleeping place. Choose mirrored ones - they will add lightness and spaciousness to a small room. The sofa in the living area can be used both for receiving guests and as an extra bed. We combine a bathroom and a bathroom. At the same time, in the former bathroom area we have a spacious shower cabin. The latter can be equipped with a steam generator (hammam function), massage nozzles and a built-in radio. Alternatively, ditch the unsightly shower tray and install a shower drain directly into the floor, and use glass doors instead of doors, or leave the entrance completely open. The washing machine is built under the countertop of the sink. On the loggia we provide a separate place for drying clothes. And, if you additionally insulate the balcony, then you can even equip a full-fledged home office here. Pros and cons: of the advantages - the layout is easy to implement, it does not involve significant changes, the construction of additional walls. If desired, the toilet and bath can be left separate. Interior partitions, separating the private area, are light and easy to install. Of the minuses - there is little storage space in the apartment.

Who will suit: young people for whom the issue of storing a large number of things is not yet relevant. Priority in this layout is given to the possibility of comfortable rest and reception of guests.

Option number 2: apartment for a couple Task: the second layout option takes into account the interests of a couple for whom the house is a place for personal relaxation. The hosts do not often host noisy groups of guests, but at the same time they need a lot of space to store personal belongings or sports equipment.

Solution: due to the hallway and part of the room, we allocate a separate wardrobe area. In the bedroom we have roomy chests of drawers for personal belongings, and we also install a wider than in the first version, a comfortable bed for relaxing. A full-fledged bath for relaxation appears in the combined bathroom area. We hide the washing machine under the sink. On the insulated balcony we organize a separate working area and a place for drying clothes. Pros and cons: this layout option provides for maximum storage space, and the allocation of a separate dressing area makes it also hidden, thereby unloading a private area from bulky furniture. The bedroom is large and comfortable. Of the minuses - the lack of a full-fledged living room, however, it remains possible to receive a small company of guests in the kitchen area.

Who will suit: a couple of any age who prefers to rest and relax at home, and meet guests outside the walls of their home.

Option number 3: apartment for a couple with a child of school age Task: if in a one-room apartment the task is to take into account the needs of a family in which more than 3 people live, and the “third” is no longer a baby, but a schoolboy, compromises cannot be dispensed with. It is required to think over not only the most comfortable accommodation for classes and recreation, but also the use of public areas: after all, parents and the student must leave the house at the same time in the morning, and the time for gathering is limited.

Solution: when zoning a room with one light source, it is naturally better to take the area by the window to the child - it will be more comfortable for him to study and relax. We place the parents' zone closer to the wall, fencing it off with a rack, a double-sided cabinet or dense, but lightweight partitions (as in our first version). Dividing one space into two separate zones will also help visual reception using various finishing materials. This layout includes 2 full beds (children's and adult bed). Depending on the needs of the family, if desired, they can be replaced with folding sofas, thus solving the issue of a more comfortable reception of guests. With such a task, it is important to be aware that it is not possible to equip two comfortable, independent, private zones within a one-room apartment with a light source on one side. But it is quite realistic to think over a more comfortable use of public areas, for example, to equip a second bathroom with a sink at the expense of the corridor zone. With this layout option, the entrance to the kitchen will have to be moved by arranging an opening in the load-bearing wall and strengthening it with metal structures. Permission for redevelopment requires coordination with the competent authorities. Pros and cons: instead of one, we get two full-fledged bathrooms at once. The expansion of the bathroom through the corridor will allow you to additionally install both the sink and the washing machine under it. Of the minuses is the difficulty of arranging 2 full-fledged private zones in a one-room apartment, taking into account the needs of all seven members. open kitchen area it makes sense to do it if it is possible to equip it with modern technical means - first of all, a high-quality hood.

Each era is characterized by its own features, which are primarily manifested in the construction of multi-storey residential buildings. External monotony, identical layouts, the use of the same building material - this is what distinguishes one series of houses from another. Despite the fact that most apartments currently come from the USSR, it is possible to create a typical apartment design in such a way that it will meet the most modern requirements.

Each of them has its own advantages and disadvantages, which can be advantageously emphasized or, on the contrary, veiled, it is only necessary to competently develop the interior of a typical apartment.


The first standard houses began to be built in the late 30s - early 50s of the last century and were called "Stalinka". Apartments of this type are distinguished by high ceilings (up to 3.5 meters) and large areas. Often there were one-room and two-room apartments up to 50 m² and 70 m², respectively, and the area of ​​three-room apartments even reached 85 m². The advantages of these houses also include good noise and heat insulation, due to the fact that they were built of brick.


Not a single professional will refuse to decorate the interior of a typical apartment belonging to this category. After all, no matter how bold the ideas for the design of a typical apartment are, it will not be difficult to bring them to life.


The end of the 50s was marked by the construction of new four- and five-story panel and block houses, which were nicknamed "Khrushchevs". At this time, the country was in dire need of mass and inexpensive housing construction. That is why the new apartments were characterized by low ceilings, a small kitchen (up to 6 m²) and combined bathrooms. As a rule, the area of ​​one-room "Khrushchevs" did not exceed 30 m², two-room ones were no more than 43 m², and the total area of ​​three-room apartments was 60 m² on average.


Creating an organic and functional design of a typical apartment of this series, you have to try. In order to somehow increase the space, more and more often in Khrushchevs they resort to combining the living room and kitchen and use some design tricks - they prefer light colors, acquire low furniture, play with light - all this allows you to visually increase the area of ​​\u200b\u200bthe room.


From the mid-60s of the last century, nine-story houses began to be built, and a little later, the first twelve-story buildings appeared. The advantages of these apartments are thoughtful arrangement of rooms and large areas. That is why they are called apartments of improved planning. Among the people, by analogy with the previous series, they were called "Brezhnevka", which is not entirely fair, because some of the most successful projects are used in the construction of houses even at the present time. Layout features

The main task of designers when arranging a small room is to visually increase the usable area. That is why the initial stage of interior design is redevelopment, the purpose of which is to hide the shortcomings of the apartment. A series of houses can have significant differences in the area of ​​​​apartments, their layout, therefore, an individual approach is required for each individual interior. A rational solution may be a complete redevelopment of the premises: the removal of some parts of the walls or partitions. It is important to remember that It is strictly forbidden to touch the supporting structures.

The design of a 1-room apartment should be planned based on the expansion of space. Here are some tips for increasing living space:

  • Combining a room and a loggia. Complete dismantling of the wall is optional, it is enough to demolish the window unit, turn the rest of the wall into a functional space divider.
  • Converting a balcony or loggia into an office, dining room or bedroom.

  • Arrangement of the second tier in an apartment with a ceiling height of 3 meters. On such a second floor, you can place a sleeping place, and under it - a seating area or closet.
  • Using wide window sills as bookshelves, a flower garden or a desktop.
  • Converting closet to walk-in closet. Such a solution will significantly free up space in the apartment.

Layout options

You need to start redevelopment with the transformation of living space. This will allow you to take into account every centimeter of it and use it as fruitfully as possible. In a panel house

Panel houses in addition to longitudinal load-bearing walls, they have transverse ones. The wall between the room and the kitchen is a carrier in one-room apartments, which does not give a wide opportunity for redevelopment. In such cases, you can do the following: make an opening in the load-bearing wall, increase the area of ​​\u200b\u200bthe bathroom at the expense of the corridor, build additional partitions. It is important to remember that all works require individual consideration and approval. The main task of planning in such houses is separate the sleeping area, organize mobile workplace and create a small living area.

These issues can be resolved without interfering with the structure of the building, thanks to the zoning of the room with the help of furniture.

Brezhnevka

Typical Brezhnevka houses provide for the presence of a load-bearing wall that adjoins the neighboring apartment. It will not work to dismantle such a wall, so one of the few ways to increase the area is to replace the doors with arches. Bathrooms in such apartments are very small, it is not always possible to put a washing machine. Smart decision - dismantle the partition between the bathroom and the toilet. This method will visually increase the space and free up usable area.

One-room apartments

One-room apartments are often modest dwellings with a single irregularly shaped room and a small kitchen. To make such an apartment comfortable, designers are advised to give preference to an open layout. Dismantling walls and doors, providing free access to all surfaces, is the main task of an open plan.

In such apartments, nothing prevents the free distribution of sunlight, which visually enlarges the apartment. Furniture plays the role of zoning elements. It is important to remember that in a small room in all functional areas you need to use the same finish.

New buildings

Apartments in new buildings are characterized by inconvenient geometry: trapezoid rooms, options with round wall or with a bend are absolutely impractical for life. Modern layout apartments allows several options for combining space to solve the layout problem. The most popular solution among them is connecting the kitchen to the living room. Preference is also given to a bedroom-children's room or a living room-study.

Studios

Distinctive feature architecture of new buildings is the design of studio apartments. The studio is a free space with a kitchen included in the living area and a separate bathroom. When creating the design of a small apartment (for example, an area of ​​​​17 sq. M), it is better to give preference to an open layout. The transition from the kitchen area to the living room should be made smooth. When planning the style of the studio, designers are advised to give preference to built-in appliances in order to give the home neatness and relieve space.

Apartments ranging from 46 to 50 squares often have a studio design.

To make the room comfortable, in such studios zoning required. To highlight the zone of sleep or relaxation, you can install a bed, fenced off by a screen. Wide use when creating partitions, the use of structures made of plexiglass or plasterboard sheets was obtained. In this case, preference should be given to glass surfaces that do not interfere with the spread of light.

Room size

Apartments in different parts of the country can hardly differ from each other, because typical houses, as a rule, always have a standard layout. According to building codes, the minimum height of finished living quarters is recommended from 2.5 to 2.7 m. Tambour is a mandatory room with minimum design dimensions of 1.4 x 1.4 m. Next is the entrance hall, the comfortable area of ​​\u200b\u200bwhich is from 6-7 to 10 m.

The size of the living room depends on the number of residents. For example, for a family of 3-5 people, it is preferable to allocate 25 square meters. It is important to remember that living rooms less than 17 squares are not designed.

The width of the kitchen should be taken from 1.8 m, the recommended area of ​​\u200b\u200bthis room is 12 square meters. m. A separate dining room can be at least 8 square meters. m., but it can be combined with a kitchen, which will save space. A bedroom for two people should be at least 14 squares, for one - 10 square meters. m. The toilet with a toilet bowl and a washbasin should be 1.5 square meters. m., without a washbasin - 1.2 sq. m. The bathroom combined with a bathroom is located on 3.8 square meters. m. apartment.

Private bathroom - 3.3 sq. m. Another, but not mandatory room - Walk-in closet. Usually 8 - 10 square meters are allocated to it. m. for the possibility of installing an ironing board. Finished apartments ranging from 33 and 37 sq. m can be in a new building (studio), old typical house. Kitchens with 30 or more squares are quite spacious and can reach 6 square meters. m. It is customary to connect a bathroom and a bathroom, and replace the bathroom with a shower cabin, so that you do not have to increase the area.

The interior project of 38 - 45 square meters provides for a large loggia. It can be repaired or converted into a dressing room, closet and any other small room. It must be remembered that to begin with, work on insulation should be carried out.

Only in this case, the loggia or balcony can be used all year round.

Repair requires preliminary preparation. Balcony glazing is carried out in parallel with the installation of windows. You can change old communications only taking into account the new division into zones. The floor is leveled taking into account the finishing height throughout the apartment. It is also desirable to level the ceiling or install a tension one: if possible, height differences should be avoided.

Zoning

The total area of ​​​​the premises must be divided into functional areas (working or children's corner, sleeping place, kitchen and dining room). Access to each of the zones must be free. The design, colors and textures of the coatings of each of the zones may vary, but the integrity of the image must be maintained in the interior. If zoning with load-bearing structures and partitions for some reason is impossible, the problem will help to solve well-chosen furniture.

Often, families with children need to allocate play and learning space. For example, to divide a room into two parts, you can install a children's wardrobe for storing toys and clothes. Such a building envelope performs several functions at the same time. If this option is impossible to implement, designers are advised to purchase loft bed, under which you can place a student's desktop or sofa. This technique is suitable not only for the studio, but also for a vest.

Another important point – separation of the sleeping area in a one-room apartment. If dimensions allow, you can fence off the bed in whole or in part with the help of a plasterboard partition. There are several options for converting a 1-room apartment into a two-room apartment (for example, installing furniture, shelves or shelving). Sliding doors are also used to isolate the bedroom, but this method is not always comfortable enough. Designers are advised to give preference filament curtains, which create the appearance of a separate room without cluttering up the space.

If the ceiling height reaches 3 m, the separation of the room can be avoided by installing a bed or a work table "on the second tier". Unusual and practical solution will be the installation of a rising bed. There are many options for installing multi-level furniture today. Another difficulty in the formation of the design of the odnushka can be the organization of the working area. Convenient way- extension of the window sill and installation of countertops.

If it is possible to make furniture to order, the countertop should be placed above the lower parts, and shelving should be placed on top.

You can combine a working and sleeping place: install a podium. It houses the working area, and under it is a bed that moves out by means of wheels. Such a solution today is considered non-standard and quite creative. A more traditional version of the podium - sliding and rising worktops. In a room with a niche, there is no need to mount shelving: the shelves can be inserted into the wall opening.

The podium is well suited for the need to create two cozy full-fledged bedrooms in one room. This option is suitable for families with a teenager or two friends. In this case, one bed is located on the podium, and a sliding wardrobe is installed under it. The podium visually separates the sleeping areas and improves the proportions of the room. But he can just as easily overload the room.

Actual color schemes

Thoughtful color scheme will visually expand the room. It is customary to give preference to light shades and warm colors, they are in no hurry to use cold colors: being in such an apartment is not so comfortable and cozy. Do not overdo it with the brightness of the color- this choice is not suitable for general use. Accents should be done to highlight a specific functional area.

Green, brown tones and different shades of blue are suitable for creating a relaxing atmosphere in the design of a one-room apartment. These colors go well with white and pastel colors ( perfect combination to allocate a sleeping area or relaxation space). have a positive effect on the psychological state light colors: yellow, beige or peach. These colors should be preferred when decorating living rooms.

Red has a stimulating effect and can cause rapid fatigue. A pink shade can also provoke open aggression, but only a strong half of humanity. The female half of the population is pleasant and cozy in apartments with a pink design. Neutral beige and cream shades will appeal to everyone. Light walls and ceilings can make a room look bigger.

You can complement such an interior with hidden lamps built into the ceiling. The color of the curtains should be chosen according to wall color, so that the interior looks completely harmonious.

There is an opinion that black and white interior suitable only for office space, but this is far from the case.

If you remember a few rules, any black and white room will emphasize the individuality of the owners, it will look expensive and elegant. Equal balance should be avoided - one color should prevail over the other. The ornament can only be combined with monochrome surfaces. A combination of several different patterns is allowed if one of them dominates.

When choosing color solution a small room preference is given to white. A beautiful visual effect is created by a combination of dark furniture and light walls and vice versa. Massive furniture looks appropriate in an interior with an ornament. If there is a bay window in the room, but there is no free access to it, it is worth using it as a place to store books. Lighting and furnishing

A well-thought-out lighting system plays an important role in creating comfort. Light can significantly expand the space, which is a definite plus for small spaces. It is allowed to use various types of lighting fixtures, if they fit harmoniously into the interior. The functionality of individual zones will be emphasized by local lighting. In each zone, a separate type of lighting is allowed.

V traditional method light settings distinguish the following areas of the room:

  • lower zone - dark side;
  • medium - in terms of illumination and functionality;
  • the main or upper - the most illuminated part of the room.

The above scheme is close to natural lighting and is the most physiological. There are several novelties for visually increasing space with the help of light.
